If you’re an attendee of Microsoft’s Build developer conference, which this year takes place online exclusively, the company is offering a series of super-special discounts for some of its products.

In other words, this is pretty much the best time to get a Windows 10 license or a Microsoft 365 subscription because the prices that you’re going to hear about in a second are just unbelievable.

For example, Windows 10 Home, which is currently available for $99 from the Microsoft Store, costs only $24 if you attend the Build developer conference. And the Pro version, which is normally $199 in the Microsoft Store, is available right now for just $40.

The same massive discounts are offered for Microsoft 365 too, so a one-year subscription for the Personal package now costs just $14, down from $69. Microsoft Office Home & Student 2019, which the stand-alone version of the productivity suite without a subscription-based model, costs just $30, and Microsoft Office Professional 2019 is offered for $88.

Before you ask: no Surface discounts

In case you’re wondering, Microsoft isn’t offering any discounts for hardware products, but for services and software, the price cuts are pretty amazing.

An Xbox Live Gold subscription that’s valid for one full year costs just $30 for Build attendees, while Xbox Game Pass Ultimate is offered for $90.

So how are you supposed to take advantage of these special prices? Microsoft has started emailing Build attendees to announce the offers, so head over to your email that you used to register for the developer conference and the price list should be there.

Needless to say, there are some limitations, such as a maximum spending limit of $250, but this is still enough to get a Windows 10 license, a Microsoft 365 subscription, and Xbox Live Gold.
